DANX is the leading specialist in spare parts logistics in the Nordic countries, which is particularly focused on the logistics and aftermarket of companies offering maintenance services. The company's core competence is night delivery, where they deliver the order before seven to different delivery locations. DANX has offices in Denmark, Sweden, Norway, the Baltic countries and Finland.
Where large global logistics companies boast of 24-hour delivery, DANX promises up to 12-hour transport service from Central Europe to the Nordic countries. For that reason, the logistical location of the warehouse is very important to them.
– The large warehouse property located in Pakkalantie suited their purpose perfectly, says LogisTila's partner Bengt Lagerlöf, who proposed the space in question to DANX. In the past, the Pakkalantie property has housed large players in the logistics industry, and the connections from there are really smooth both to Finland and internationally.
DANX's country manager for Finland, Pasi Junninen, says that the company itself was also actively looking for a suitable space.
– We had quite strict requirements regarding the space, so in the end there weren't very many suitable spaces on the market. The features required for the operation were found here. Now our drivers are also grateful that there is plenty of space in the yard for logistical traffic. In addition, it is a short distance to the cargo side of the airport, and the short distance to the Aviapolis train station also makes it easier to recruit customer service staff, he states.
Before the move was possible, a lot of changes were made to the rented space.
– Really customized facilities were created for them. Ramps were built at the loading docks of the warehouses for loading and unloading vans. Open spaces suitable for call center operations were built inside the warehouses, as well as their own space for their customers, Lagerlöf lists the biggest changes. On the second floor, the offices of the Finnish head office were built, which include workstations and a break area, and at the same time the shower rooms were renovated, new doors and walls were made, and the front door was widened.
– All the premises were built and made just for this customer.
– It's been great to see this whole process, and how the property can be transformed into something completely different from what it was from the beginning. Modifying the entire space for our use has been a big process, Junninen also agrees.

The client's international operations set their own framework for the rental process.
– The rental process took time, Lagerlöf describes. The company's representatives from the Danish office actively participated in the different stages of the rental. Of course, the final decisions were made in the Danish office, and that affected the length of the process.
Lagerlöf thanks the owner of the property for the smoothness of the cooperation.
– Aktia as the owner was a really good partner in renting, Lagerlöf praises. Aktia did its best to ensure that DANX was able to use the facilities that corresponded to their wishes with a flexible schedule.
Junninen also considers the role of broker to be important.
– The process worked well with LogisTila. Bengt, in the role of broker, has maintained a good dialogue between the different parties and has been a great support in all negotiations as well, he thanks.
Several companies already operate in the Pakkalantie warehouse property. In addition to DANX, LogisTila has rented space there to Combi Cool Ltd. and Valova Ltd.
